Age is the first thing we look at
Most tiled and slated roofs in Hertfordshire are built to last 40-60 years depending on material, but the felt or membrane underneath — which is doing a lot of the actual weatherproofing work — typically has a shorter working life. If your roof is original to a house built more than 25-30 years ago, that's usually the point where a repair starts to be a temporary fix on a system that's reaching the end of its life anyway.
How often you've needed repairs matters more than any single repair
One leak, one storm-damaged section, one cracked ridge tile — that's a normal repair, and a good one should last for years. But if you've called out a roofer three times in two years for different issues on the same roof, that's usually a sign the underlying materials are failing generally, not that you've just had bad luck three times.
What a genuinely honest answer looks like
